Choosing the right real estate agent to list your home is the most important step. Today's market is highly competitive. There are more buyers than seller's and that puts today's home buyers in the driver's seat. Most home buyers these days start their home search on the internet, in fact about 85% of home buyers begin shopping for homes on the internet. The best homes for the best prices are the ones that are selling.
Your listing agent needs to go over the most recent comparable properties that have sold in your area to help you decide on the right price for the current market, one that will get your home sold in the time frame you are working with. A realtor who will not just stick a sign in your yard and forget about it, but one who will work diligently on your behalf every step of the way.
Some sellers assume that using an agent who has tons of listings would be the best agent to list their home. Do you really want an agent who has 30 or 40 others listings trying to sell your property or do you want an agent who has the time and resources to spend properly marketing your property?
Many agents will take any listing that comes along, after all, if it happens to sell they get paid and carrying a lot of listings is good for picking up buyers.
